management pictures offices etc see old siteThe Village Coconut Island is managed by the Village Management Group (VMG), formed by the same British team that developed Sunsail, the world's leading water sports Club and Yacht Charter Holiday Company. The company has consummate experience in resort design, construction and management, having successfully developed, marketed and managed 18 water sports resorts throughout Europe and the Caribbean before selling to First Choice PLC (Now TUI) , one of the largest international tour operators. This vast experience gives owners the peace of mind that their investment is being supervised to the highest standards.

 

The management plan administered by VMG is comprehensive covering:

  • External area maintenance of the villa, land plot, central areas and amenities
  • Internal villa maintenance
  • Sinking Fund to cover unexpected maintenance, and/or improvements to the estate
  • Booked services - additional services such as maid service, laundry etc.
  • Management of a rental scheme
  • 24-hour reception, security and access to the Phuket mainland by water taxis, available 24/7

The costs for maintaining the site will be budgeted annually, in direct proportion to the floor area of each villa type.

With a 12-month season there is strong potential to earn rental income at The Village. Villa owners have the option of entering their villa into a rental scheme which is comprehensive including:

  • Global marketing of the resort properties
  • Sourcing holiday customers and managing bookings
  • Managing tenant stays
  • Ensuring villas are fully maintained to the highest standards to protect investments and generate the best possible yields

For these services the management company will earn a share of the rental receipts. This fee is to enable Village Management Group – VMG to operate the rental programme efficiently to guarantee the best possible yields. Depending on the type and location of your villa, you may expect rental returns in the area of 7 – 12% net.

  • Return varies according to the type/location of the villa.
  • Predicted returns of between 7% and 12%
  • Owner receives 60% of net rental return

Flexible Owner Usage


To make the most of participating in the rental scheme there are some limitations on personal use of the villa as follows:

  • Owners may use their villas for a total of 30 days per calendar year, split equally between the High and Low seasons.
  • There is a late booking scheme which enables the owner to use his villa for more than the 60 days should he wish to.
  • Owners book and cancel time in their villas in the same way as customers.
  • Owners may not let their time privately.
  • While in residence, owners pay a small fee to cover villa running costs including utilities.
